PANAMA CITY — St. Andrew Bay Land Company has submitted the final plat for the first phase of the SweetBay Development and residential construction should soon follow at the site near University Academy Charter School.
The preliminary plan for phase 1A was approved by the board in February 2014.
The planning staff report states the final plat is consistent with the preliminary plan, including lot size, fire department access and utility access. The plat includes 32 residential lots around Lisenby Avenue.
The Planning Board will meet at 4 p.m. Monday in City Hall to review the final plat document and make a recommendation to the City Commission.
GAC Construction has been working on the property since spring 2014. Developer Jacob Fish said model homes would be ready by the end of January. However, the final plat is the precurser to nine model homes being built. St. Andrew Bay Land is soliciting public responses through its website and mailing list. One hundred more lots are planned for the rest of phase 1.
“We’re definitely very excited,” SABLC Marketing Director Holly Pituch said. “We’re looking forward to get it going.”
The Sweet Bay project encompasses more than 700 acres and is divided into seven phases over at least 15 years. Fish previously stated the speed of the subsequent phases will be determined by how well the residential lots sell.
The charter school was completed in August, but also included in the project is 700,000 square feet of commercial and 3,200 single and multifamily units. St. Andrew Bay Land Company is the local arm of HomeFed/Leucadia, which bought the property for $56.5 million in 2007.
The total site also features five miles of Bay front and is planned to include 100 acres of green space.
